The policies listed below are a general overview of our policies. Some homes have more detailed policies. Please refer to your rental contract for specific policies relating to your reservation.
RESERVATIONS: To reserve your dates at any property, we require a deposit of 50% of the total rent. If your arrival date is less than 15 days for the date of reservation, full payment of rent, tax, cleaning fee and security deposit will be due. Payments may be secured by providing a check, money order, Visa, MasterCard or Discover credit card. Please note that dates cannot be guaranteed until your deposit is received. The remaining balance due (remaining rent, tax, any fees, and security deposit) will be due 15 days prior to your arrival date. Our calendars are filling up fast, so please contact us so we can reserve the dates you want.
CANCELLATION POLICY: The cancellation policy for all our properties is as follows: Should either party wish to cancel your reservation, notice of cancellation must be in writing or via e-mail and received more than 60 days prior to arrival date. If guest's cancellation notice is received more than 60 days in advance of arrival date, we will refund all of the reservation deposit (minus a 10% credit card handling fee is a credit card was used to secure payment). If cancellation notice is received less than 60 days in advance of arrival date and the property is re-rented at the same rate to another party, we will refund all of the reservation deposit except a $300 cancellation fee. If the property is not re-rented, we will retain the entire reservation deposit. It is unlikely, however if choose to cancel your reservation, notice shall be given a minimum of 60 days prior to arrival date and all monies received will be refunded to you within 3 business days of cancellation notice.
FINAL PAYMENT: Final payment is due via check, money order or credit card 15 days prior to arrival date. If a credit card is used for final payment, a 4% processing fee will be added to the total amount due. If Lessor has not received a cancellation request via email or in writing and a check or money order has not been received by the date that final payment is due, Lessor will automatically charge the credit card used for the initial rental deposit.
RESERVATION CHANGE FEE: All changes to confirmed reservations are subject to a non-refundable $30.00 re-scheduling fee per change.
OCCUPANCY: If Lessee wishes to entertain or have more than four guests on The Property, Lessee's request must be received by Lessor in writing no less than five (5) days prior to the day of Lessee's event. Lessor will need to know the number of people Lessee plans to have on The Property, how Lessee will accommodate everyone (inside, outside or both), if there will be amplified music, etc. Under no circumstances will Lessee will be permitted to remove any of the furniture from the house. At Lessor's discretion, parties, gatherings and/or additional guests may not be allowed. If additional guests are permitted, an additional security deposit and/or usage fee may be required. Lessor retains the right to deny any requests for additional guests/events without specific reason.
RELOCATION: Chances are that Lessee is reserving a property without having first viewed it. Please be assured that The Property has proven satisfactory to previous guests. However, Lessee will be renting it on an "as is" condition and Lessor trusts it will meet Lessee's requirements. If Lessee becomes unhappy with the rental for any reason, Lessor will make every effort to resolve the specific problem. Should that not be possible, and at Lessor's discretion, the policies stated in the above section, "cancellation policy," pertain.
In the event The Property is unavailable because of property sale, fire, mandatory evacuation, eminent domain or act of nature, or if The Property is unavailable because of construction delays or because of lack of utilities, Lessee agrees that Lessor's sole liability, as a result of any of these conditions, is a full refund of all payments received from Lessee. Lessee expressly acknowledges that in no event shall Lessor be held liable for any sequential or secondary damages, including but not limited to relocation or additional travel expenses or for any other loss.
SMOKING: Smoking of ANY kind is not allowed inside The Property. Please smoke outside only. There will be a $100 charge if smoking has been done in the home or if the ashes, etc. are put into inside garbage can(s). Please use the provided ashtrays and put all smoking paraphernalia directly into the curbside garbage cans outside.
PETS: Pets of any kind are NOT Allowed. No animals of any kind are allowed in house or on surrounding property; this includes "visiting" or "stray" animals. If this rule is broken, Lessee's security deposit will be used to resolve the odor and/or flea problems and for any costs incurred to relocate guests checking in after Lessee's departure.
LESSEES LIABILITY: Lessee agrees to accept liability for any damages caused to The Property (other than normal wear and tear) by Lessee or Lessee 's guests, including, but not limited to, landscaping, watermarks or scarring of hardwood floors, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Lessee agrees to reimburse Lessor for costs incurred to repair/replace damaged items.
